Golden Visa Dubai for Property Investors: The AED 2 Million Route

If you own real estate in Dubai, this is usually the fastest way in.
The threshold is AED 2,000,000 or more in qualifying Dubai property, supported by the ownership and value documentation that Dubai Land Department and GDRFA require. Dubai Land Department currently offers a 10-year renewable Golden Residence permit on this route.
Two points worth knowing before you apply for a Golden Visa in Dubai on property:

  • You can combine one or more properties to reach the AED 2 million total. It does not have to be a single unit.
  • Mortgaged property can qualify, but the conditions are stricter than most websites suggest. DLD currently asks for a bank NOC showing the amount paid and the outstanding balance, and its Golden Visa service states an AED 2 million paid amount for a mortgaged application. A property simply valued at AED 2 million with a large mortgage on it is not automatically enough.

If your property is off-plan, speak to us before you assume you are eligible. The DLD service currently asks for a title deed or e-Certificate of Title, and off-plan eligibility depends entirely on the documentation you can produce. We will tell you honestly whether your case stands up.

One more thing. Cryptocurrency holdings are not listed by ICP or GDRFA as a qualifying Golden Residence investment route, whatever their value.

UAE Golden Visa for Investors, Depositors and Taxpayers

Three separate investment routes lead to the same 10-year golden residency, and most people only ever hear about one of them.

  • Company or public investment of AED 2,000,000 or more.
  • A UAE bank deposit of AED 2,000,000, frozen for at least two years.
  • Annual tax contributions of AED 250,000 or more. This route is barely publicized, and it suits established business owners who never considered themselves investors.

Each one needs different proof, and the tax route in particular tends to get overlooked by applicants who would sail through it. Worth checking before you tie up AED 2 million.

Dubai Golden Visa for Skilled Professionals and Executive Directors

These are two different categories with two different thresholds, and conflating them costs people their applications.

Eligible skilled specialists

GDRFA currently requires a monthly salary of at least AED 30,000, along with:

  • A valid UAE employment contract or salary certificate
  • Six months of bank statements showing salary transfers
  • A bachelor’s degree or equivalent qualification
  • The relevant professional level classification
  • Valid UAE health insurance

Executive directors

ICP lists a separate executive route requiring a salary certificate of at least AED 50,000, an attested university degree, at least five years of experience, and an employment contract.

So no, meeting AED 30,000 does not automatically qualify every senior employee, and the category you file under changes what you have to prove. How your salary is recorded on your contract and your bank statements matters a great deal here. We review both before filing, because final approval stays subject to GDRFA assessment and there is no appeal for a badly built file.

Golden Visa Dubai for Entrepreneurs and Business Owners

There are two frameworks here, a Dubai one and a federal one, and they are not interchangeable.

Dubai entrepreneur route (GDRFA)

GDRFA Dubai currently lists pioneering-project criteria including a project registered with the Ministry of Economy or the relevant local authority generating AED 1,000,000 in annual income. It also lists a new pioneering business route at AED 2,000,000 in income, and a route for founders who previously sold a pioneering project for at least AED 7,000,000. All are subject to nomination and final authority approval.

Federal entrepreneur route (ICP)

ICP separately lists an innovative or technology-based project with an auditor’s letter confirming a value of at least AED 500,000, plus endorsement from the relevant authority or an accredited incubator.

Both mainland and free zone structures can support an application, though the documentation standards differ, and free zone applicants need a shareholder certificate and an NOC from the zone authority.

UAE Golden Visa for Students, Graduates and Specialized Talent

The student thresholds are more specific in Dubai than the federal headline figures suggest.

  • High school students need a 95% average or above.
  • Graduates of a UAE university in Classification A need a 3.5 GPA. Classification B needs 3.8.
  • Graduates of an international university need a 3.5 GPA, and the university must sit within the approved top 100.
  • Graduation generally needs to be within the past two years.
  • ICP nomination approval is required in every case.

The specialized talent route works differently. There is no salary or investment minimum at all. What you need is endorsement from a UAE authority, such as Dubai Culture or the Ministry of Culture, backed by evidence of recognition, awards or published work. If you are strong in your field, this is often the easiest golden residency to obtain and the one people least expect to be eligible for.

Why Dubai Golden Visa Applications Get Rejected

We see the same failures over and over. Every one of them is preventable.

Salary evidence does not support the category. The applicant is close to the AED 30,000 threshold but the contract, the salary certificate and the bank statements do not line up cleanly. Caught before submission, this is usually fixable.

Property value falls short. Purchase price was AED 2.1 million, the DLD figure came back lower. We check the valuation before filing, not after.

Wrong category chosen. An entrepreneur files as an investor, or a specialist files on salary when the talent route needed no threshold at all. Rejection, and you start over.

Documents unattested or expired. Degrees not attested by MOFA, marriage certificates never legalized, passports inside the six-month window.

Applicant in the wrong place. The final issuance step has to happen inside the UAE, and on the DLD property route you need to be in the country to apply at all.
